Proposed development of a 3 ½ Storey, will be constructed on a consolidated 1.15 Acre site and rezoned to comprehensive development to suit a commercial-office use. This proposed development is located on a corner lot at the intersection of 53A Street and 12th Avenue and is one block from the Tsawwassen Town Centre. The proposed building will provide a range of Office services as well as provide retail units at main floor.
The design has incorporated several strategies with an objective to make the building more sustainable and environmentally friendly. Amenity areas, landscaped green space and canopies along the north and west elevations provided to create a pedestrian friendly path. Articulation in sidewalk flooring material using material diversity increases vibrance in a pedestrian scale.
The building will be constructed of a Brick facade with large spanning curtain wall systems. The East and West facades discretely align with the street and with the length of the parking area. The South façade curves to follow the curvature of the access to the underground parkade, and the North façade folds and shifts planes to address the intersection of 12th Avenue and 53A Street. The East and West facades are layered with vertical sunscreens to assist with tempering potential heat gain and to reduce reflected glare to adjacent buildings and traffic.
The main entry is a double height atrium space links the main floor to the second floor and floods the main floor and second floor lobbies with natural light. The third-floor roof boasts a generous rooftop green space amenity area while below, an underground parkade offers addition parking spaces. This development will be a significant visual anchor while promoting further business development along this attractive corridor and linking residential communities to commercial opportunities.
