The proposed development is a 3 ½-storey, office-commercial building with one level of underground parking. This establishment will be situated on a consolidated 1.15 Acre lot, with a rezone to facilitate a comprehensive development catering to both office and commercial purposes. Positioned at the juncture of 12 Avenue and 53A Street, on a corner lot, the building will offer diverse office amenities and street-level commercial spaces to the existing community.
The architectural plan incorporates eco-conscious and sustainable techniques. Pedestrian-friendly walkways are provided through amenity spaces, landscaped green areas, and canopies along the north and west sides. The building’s exterior will feature a brick façade in combination with expansive curtain wall systems.
The southern façade will curve in alignment with the access to the underground parking, while the northeast folding planes activate public activities linked to the commercial space below. These folding planes also define the main entrance and lobby of the Office building, adding a sense of movement. To mitigate potential heat gain and minimize glare on surrounding structures and traffic, the eastern and western façades will be equipped with layered colourful vertical sunscreens.
A focal point will be the double-height atrium serving as the primary entrance, flooding the interior with natural light. Additionally, the roof will house rooftop landscape features and amenity areas. Development holds the potential to serve as a prominent visual landmark, stimulating further commercial growth along the commercial corridor in Tsawwassen.
