3990 Marine Way Bridge Studios

The proposed development is a Film Production Studio in an 18.5 acre vacant industrial zoned site in South Burnaby, planning to be one of Metro Vancouver’s largest film and televisions production studios. The proposal has been designed three-storey above grade with a basement, having a total gross area of 727,000 sq.ft which is comprised of two main buildings which will contain 16 large sound stages and a smaller light & grip building, facilitating the needs of new developments.

The proposal offers an active street frontage with a feature staircase visible at the corner whilst accommodating offices on the second & third floors along the main street. Aligning with bridge studio’s design vision, our intention was to generate an industrial façade with a modern touch, while adapting a simple language that respects the surrounding landscape.

This development is located at the corner of Marine Way & Greenall Ave, providing vehicle access from Greenall Ave. Responding to the requirements of the fast-growing industry of the local and international soundstages & TV production, the design proposes a functional program that clusters activities and provides supporting areas, adjacent to main functionalities. Some functions such as mill shops, costumes, set decorations, props and parking are located underground while benefiting from the natural grades, and lighting provided by the sloped landscape.

The building would be constructed with tilt-up wall and suspended concrete slab system integrating large spanning curtainwall systems for offices and light & grip building. All buildings benefit from having rooftop amenity spaces and green roofs for socializing and event purposes.
