Designed from the ground up for a specific user, this state of the art distribution center includes a fully equipped fleet maintenance repair garage, a welding & maintenance facility, and dedicated flammable liquid storage and paint-mixing rooms. The warehouse features a clear height of 9.75 m and is to receive a combination of traditional forklift accessed racking as well as both automated and manual multi-level picking modules. The office component includes a full-height atrium beneath a 50 square meter skylight, and a generous second floor patio. Numerous Building Code alternative solutions were employed to meet the client’s various specifications. Environmental considerations include a high albedo TPO Roof and the inclusion of habitat compensation bioswales that tie into the adjacent site.
